The Continuing Service
On your further instructions, a specification of the works necessary can be prepared, sent to you for your approval, and competitive tenders sought from selected contractors. The first stage would be for us to carry out an inspection of the property. As a result of this inspection a draft copy of the programme and schedule of works would be produced incorporating all the points of construction with relevant milestones and any observations you may have submitted.
On your instruction copies of the tender drawings would be sent to selected contractors for competitive tender. The tender prices are then communicated to you, together with our observations, so that the appropriate contractor can be chosen. On your instruction the contractor is instructed to carry out the work on your behalf, under Sepia Design contract administration.
As part of the contract administration we would carry out a number of site visits to ensure that the project is being carried out in accordance with the specification. We do not however contract to supervise the individual workmen, and can only correct errors, which could reasonably have been detected from such visits. The number of visits will of course vary, depending upon the complexity of the work being undertaken at that point in the contract.
The tender prices would be communicated directly to you for your choice, and on your instructions, the contractor instructed to carry out the works on your behalf under this Company’s contract administration. The fee, exclusive of VAT, for this, would be 8-12% of the successful tender price depending upon scope of works, payable one half on presentation of the tender and the remainder on completion of the works but would be minus the fees of the planning and building regulation Architectural fees already paid but not the pre application fee.
However, If you were to decide on receipt of the tenders not to proceed, or to delay the works, then a minimum fee of £850.00 plus VAT would be charged for the production of the schedule of works and obtaining tenders.
The works would be carried out under the JCT Agreement for Building Works contract, and a contract between yourself and the builder would have to be signed and completed prior to the works commencing, the contract being held in our office for safe keeping.
